Explore the Timber Hills: One of Warrensburg, MO's Best-Kept Neighborhoods

Drive north on 13 Highway through Warrensburg and you'll see something rare in this market: a neighborhood where the houses hide behind walls of mature trees, where lots stretch so far back from the road you can barely glimpse the roofline from the street. That's Timber Hills, one of the most secluded communities in the area and a place where homes almost never come up for sale.

If you're PCSing to Whiteman Air Force Base or relocating to Warrensburg and you want space, privacy, and a home that doesn't look like every other house on the block, Timber Hills is worth knowing about. Just be ready to wait. In the last three years, only two homes have sold here. When a property does hit the market, it moves fast, and the price tag reflects what you're getting: large square footage, big wooded lots, and a neighborhood where people tend to stay put.

I'm Eva Norton, broker at Next Door Agents, and I love showing people around Warrensburg. Today I'm taking you through Timber Hills so you know exactly what this neighborhood offers, what homes cost, and why inventory here is so tight.

Timber Hills: Secluded Living on Large Wooded Lots in North Warrensburg

Timber Hills sits in north Warrensburg along 13 Highway, the main north-south route through town. The neighborhood loops around heavily wooded streets, and honestly, it's hard to even see most of the homes from the road because the lots are so deep and the trees are so thick. I love me some trees, I tell you what. This is not a cookie-cutter subdivision. The architecture varies from all brick to two-story raised ranches, and the homes are sprawling rather than split-level.

If you're driving to Whiteman Air Force Base from Timber Hills, you're looking at a 12 to 15 minute commute. You can take DD Highway straight to the base, or you can hop on 50 Highway through Knob Noster. Knob Noster is closer to Whiteman than Warrensburg, but Timber Hills gives you that extra space and privacy while keeping the commute reasonable. And if you ever need to get to Kansas City, Warrensburg is about 45 minutes to an hour away. There's even an Amtrak station here, so you can ride the train to Kansas City or St. Louis and bring your own picnic lunch and wine. It's fun.

What Homes in Timber Hills Look Like

These are not starter homes. Timber Hills homes were built within the last 30 to 40 years, with some newer construction mixed in. You're looking at 3 to 5 bedrooms, 2 to 5 baths, and square footage that ranges from about 2,500 all the way up to 6,500 square feet. The lots are very large, and you're not going to be right next door to your neighbors at all. Some properties include ponds, and one recent sale came with 12 acres.

The architecture is varied, which I think is really cool. You'll see all-brick homes, two-story raised ranches, and sprawling designs that don't follow a single builder's template. This is a neighborhood where each house has its own character, and that's part of the appeal. There are still one or two available lots open for building if you want to go the custom route, but most buyers are looking at resale inventory, and that inventory is extremely limited.

Recent Sales and Pricing

In the last three years, only two homes have sold in Timber Hills. Let that sink in. This is a neighborhood where people stay. When a house does come on the market, you're looking at prices between $430,000 and $570,000, depending on size, condition, and lot.

The first sale was a 4-bedroom, 3-bath raised ranch with about 2,600 square feet. It had a pond, a fire pit, and a big wooded lot. The interior had been updated with what I call the builder's grade upgrade: white and gray finishes, new fixtures, nothing too bold. It's not particularly my cup of tea, but it's very pretty and it allows someone who is buying the house to put their own spin on it. The home was listed at $444,900 and sold for $430,000. It took about five or six months to sell, which is not out of the norm in this price range, especially since it was listed in December. I will say, if you list a house in the wintertime, it's going to take longer to sell. It just is. Less people are willing to buy a house and move in the wintertime because it sucks. It's cold and snowy.

The second sale was a 4-bedroom, 3-bath home with 4,300 square feet and 12 acres. That is a giant property. The house had a big wide-open floor plan, a huge front porch, and a laundry room the size of its own room. I love it. The home was listed at $620,000 and sold for $570,000. It was on the market for a couple months, which again, in this price range, that's kind of what you expect. There are fewer people available to buy at this level, but when the right buyer comes along, these homes move.

Why Inventory Is So Tight

Timber Hills is forever home territory. People buy here and stay. The combination of large lots, privacy, varied architecture, and a quiet setting means that once someone settles in, they're not in a hurry to leave. That's great if you're already living here, but it makes things challenging if you're trying to buy.

If you really want to live in Timber Hills and a house comes on the market, remember two things: one, it's gonna have a high price tag, and two, you're probably gonna want to jump on it because other people are going to be looking. Right now, there are no homes for sale in Timber Hills. You can check current inventory on my website at warrensburglife.com. I have almost all of the neighborhoods in Warrensburg listed there, and you can click on Timber Hills to see if anything new has come up. I'm still adding neighborhoods and working on Knob Noster, but for the most part, boom, there you go.

What Buyers Should Know

Timber Hills is not for everyone. If you're looking for a smaller home, a walkable neighborhood with sidewalks, or a place where you can find multiple listings to choose from, this isn't it. But if you want a large home on a big wooded lot, a place where you can't see your neighbors from your windows, and a neighborhood where people tend to stay long-term, Timber Hills is one of the best options in Warrensburg.

These are large houses with high price tags. You're not going to find a 1,500-square-foot ranch here. You're looking at homes that are built for space, privacy, and permanence. The commute to Whiteman is manageable, and you're still close enough to Warrensburg for shopping, schools, and everything else you need. The trade-off is that you have to be patient. Homes here rarely come on the market, and when they do, they sell fast.

Which Warrensburg Neighborhood Is Right for You?

If you're comparing Timber Hills to other Warrensburg neighborhoods, here's how I'd break it down. Timber Hills is for buyers who want the most space, the most privacy, and the most acreage. You're giving up walkability and inventory, but you're gaining seclusion and lot size. If you're looking for something closer to town with more turnover, you might want to explore neighborhoods like Fox Ridge or areas along W Market Street. If you're prioritizing the shortest possible commute to Whiteman, Knob Noster is going to be closer than Warrensburg.

Timber Hills is also not a neighborhood where you're going to find a lot of options at any given time. If you're on a tight timeline and you need to close within 30 days, you might not have a Timber Hills listing available. But if you're willing to wait for the right property, and you want a forever home with room to spread out, this is one of the best neighborhoods in the area.
