Top 5 Reasons Why I Moved My Family to Warrensburg, Missouri

 
As your local real estate agent, I’ve written at length about the many attractions of Warrensburg, Missouri here on the blog. But one thing I’ve never talked about is why I personally decided to make this small town my home.
 
 
It may come as a surprise to some of you, but I grew up in California. I didn’t move to Warrensburg until after I was pregnant with my first child.
 
Why did I pick up my family and move to Warrensburg, Missouri, when I could have gone anywhere in the state? The answer is, I love it here (trust me if I didn’t, I wouldn’t be here)! And I’m about to tell you why.
 
Whether you’re already planning to move to Warrensburg, Missouri or you’re just thinking about it, keep reading! My top 5 reasons for moving my family here might just seal the deal for you.
 
 

1. Distance

 
Warrensburg is a lot different - in so many ways - than what most city dwellers are used to. The biggest change you’ll find when you move here is the population size. Currently, it houses less than 20,000 people.
 
 
For many people, that number seems awfully small, but I look at it this way: it only takes me ten minutes or less to get wherever I want to go.
 
 
Compare a ten-minute drive to work or get groceries with the one or two hour-long commutes that people make daily in mega cities like Los Angeles, San Francisco, and New York City. Living and working in Warrensburg saves you so much time, gas, and frustration, and all because the town is so small and everything you need is just a short distance apart.
 

2. Things To Do

 
You may think I’m stretching the limits of your imagination with this one, but I’m telling the truth when I say that there are plenty of fun things to do in Warrensburg, MO. I even have videos about it!
 
 
For example, one of my favorite places in town is the University of Central Missouri, which is ranked one of the best universities in the state. They offer so many different and affordable classes, including pottery, drawing, dancing, writing, opera singing, archery, and even falconry! (Yes, you read that right.) You can finally learn that new skill you’ve been dreaming about on your long, big city commutes.
 
 
Looking to work out or just let off some steam? There are plenty of gyms around, as well as equestrian centers where you can brush up on your horseback riding.
 
 
If you’re churchgoers, Warrensburg has more churches and church programs than you can count. These are great places to connect with your neighbors, especially for parents of young children.


Regardless of where you go in this town, you’ll always find plenty of opportunities to have wholesome fun with your entire family.
 

3. Housing Market

 
As a real estate agent, I’d be remiss if I didn’t mention the housing market as one of Warrensburg’s biggest attractions. It was one of the things I was looking for in my search for a great place to move to from California.
 

Let me tell you a little bit about how wonderful the Warrensburg, MO housing market is with a shocking fact. At my real estate business, we move around $208 million worth of real estate every year.


I’ll say it again: $208 million. That’s double what they sell in Lawrence, Kansas (which is about an hour and a half-long drive away), and our population is only half the size of theirs!
 
The reason our housing market is so amazing is we have some great real estate attractions. I mentioned before that the University of Central Missouri is here, but we also have the Whiteman Air Force Base nearby. Both of these properties add up to a lot of diverse people moving in and out of here, from students to airmen to investors that flip properties to rent or sell.
 
 
In Warrensburg, real estate has a roughly three-year cycle. If you’re willing to purchase some property here, improve it for a couple of years, and then turn around and sell it again, you’re highly likely to make a decent profit.
 
 
Take the house I bought when I first moved here. I bought it for $168,000, lived in it for four years, and then sold it for $238,000. That banked me a profit of $70,000. I don’t know about you, but I don’t think that’s too shabby for a town with a population of less than 20,000 residents!
 

4. Friendly People

 
One of my top reasons for moving to Warrensburg was the friendly people of the Midwest.
 
 
I know that sounds cheesy, but it’s true. And in these times we live in, you can’t take friendliness and kindness for granted.
 
The best way to illustrate how awesome the people of Warrensburg are is to tell you a story. One time, I was towing my boat and the trailer hitch broke. My friend Sadie was riding with me, and we were stuck on the side of the road with my truck and this big boat. We didn’t know what we were going to do.
 
 
Then, these two old gentlemen drove up in their farm truck. Not only did they take the boat off the hitch, but they took the hitch back to their barn, re-mettled with a blow torch and a hammer, and then hooked it back on the boat.
 
They did all that and wanted absolutely nothing for it. In fact, while we were waiting for them to finish with the hitch, their wives gave us free muffins!
 
 
That’s just one experience among many I’ve had with the good, kind people of the Midwest. I’m not kidding when I say this is one of the best parts of living in Warrensburg, Missouri.
 

5. Community

 
I’ve saved the best reason for moving to Warrensburg, MO for last. It’s the community.
 
 
If you’ve ever lived in a big city like LA, Houston, or New Jersey, you know that whenever you go to the store - even if it’s the same store, and you go every week for six months - you’ll almost never see the same people shopping or working there. There’s just so many people working and living in those areas that it’s almost impossible to feel a real connection to the community.
 
 
That’s not the case in Warrensburg. Whether you’re ready for it or not, when you move here, you’re going to get to know your neighbors and how many kids they have, you’re going to see your doctors at the grocery store, and you’ll probably even get to know the store owners by their first names.
 
 
Warrensburg is a close-knit community without being claustrophobic. It’s a town that will always be there for you when you need it.
